You'd need an independent onsite expert who is familiar with metal roofing and both installation errors and sources of indoor moisture, leak tracing, use of moisture meters, and similar tools.

You might find one using the page top EXPERTS DIRECTORY and then discuss your concerns with home inspectors who serve your area.

On 2017-04-19 by (mod) - need proper edge flashing on low slope roofs

Phil,

I can't guess very reliably from just e-text, but indeed if the roof is very low slope or near-flat, and if the edge flashing is the wrong type (such as a gravel stop with a raised edge installed on an EPDM roof) it traps water sending it back under any seam that is not properly adhered.

As long as the roofer is backing his work, kudos to him, let him do what the thinks fixes the trouble, then test for leaks again - if there's no rain add your own water.

We've just had EPDM roof fitted to garage. Soon after fitting, when raining, water dripping from soffits at gutter end of garage. The roofer says problem with edging but surely if fitted properly this shouldn't happen. He's "fixed it" twice now but still dripping.

Last fix was to seal between EPDM and black edging covers, but still dripping. He now says will have to lift the edging and replace it. Any ideas please as to what the problem is. Thanks very much for your time.

On 2017-04-06 by (mod) - seal flashing under shingles?

Properly flashed a valley does not need to be sealed at its edges under the shingles, but on some low slope roofs that could become a problem and lead to such extra measures. If you need a detailed report you need an onsite roofing expert.

the roof leak due to abnormal rainstorm and strong southeastely wind, rainwater was driven in between the roofplates and the valley which cause flooding in to the house . We seald the valleys where the plates and the valleys come together. The question is we requierd a detaied report for the reasons why the valleys are to be seald of.cobusjc@lantic.net

On 2017-04-05 by (mod) - Skylights in roofs were such a notorious leak source

Darn good question Richard.

Skylights in roofs were such a notorious leak source that virtually all modern manufacturers of skylights include in their skylight design a curb and curb flashing that both raises the skylight above the roof surface and provides properly-designed flashing to prevent leaks at the roof-skylight-side abutments. All the installer has to do is read and follow the installation instructions.

How can you insall a roof-over around a surface mount skylight and seal properly?
