we have done everything I could read other than replace the tank but it seems the tank is holding pressure..

The faucets in our home, including kitchen sink, shower and bathroom sinks all kicks water out rapidly like kicks on and then goes really low and back on within a second and it keeps doing it. We have a wellsaver pump tank and when the water pulses like that, the gauge on the pump tank kicks from 60 psi to 30 back to 60 to 40 and so on.. can someone please help me figure out whats going on here?

Perhaps you have a large water pressure tank with a good air charge that is delivering water but at modest pressure until enough water is drawn that the pump is turned on.

If your pressure control switch is clicking fairly rapidly on and off when you are running water I would suspect that you have a submersible pump and the pump and control or short cycling. That's typically due to loss of the air charge in the pressure tank. See this Diagnostic and repair article

100ft deep well - submersable 1/2hp pump - 20/40 pressure switch.

When our water stopped running originally, I checked the pressure switch{ 20-40) and found that earth worm had commited suicide across the contacts.

Also noticed that the presure guage had a small amount rust inside and out. I immediately replaced both, and nothing. I came upon your site while researching the possible problem.

Following your various diagnosis and FAQ's, I have repaired a couple leaky pipes, checked for clogged tubes and tightened the fixture on the bottom of my pressure tank (which had to be pulled out of the mud btw) and had to add air to bring it up to the 18psi cut-off.

I checked and made sure that my wiring was correcct and that the pump (submersible) was recieving power, How this system was ever working before I'll never know. Still nothing, which lead to pulling the pump .

Had to buy a new one but chose a 3/4hp instead and changed switch to a 30-50. after these were installed, I searched and found a small leak right outside the well casing.

Nothing... searched further and needed to readjust the pitless valve because a friend helped install the pump and didn't have the valve lined up. All this being said, when I try to get things going here's what happens.

To get any pressure at all I have to back fill water from an outside source throughan outside spout.

This brings tank Pressure up to the cut-off 28psi but no higher. As soon as I turn off the outside spout, and open a faucet in the house, pressure will start to fall thus making the switch come on.

The switch contacts will stay together while all pressure will slowly lower until it reaches the low pressure protection pressure of 20psi, the the switch kicks off. I have checked and found that when the switch truns on, the wiring at the well to the pump will jump.

I have even used a multi meter to make sure that the pump was still getting power. I'm ready to give up. What am I missing?

Your description is about right. The pump is only for the sprinkler systems.

When the water is running through the system the water psi is about 48. When the sprinkler control turns off the system, the pressure rises quickly to 70psi and the relay opens.

The pressure slowly drops to 30psi and the cycle starts again. It all stops when I shut off the water value that lets water out to the sprinkler system.

So, you are probably right that there is a water leak somewhere in the system after the valve which lets the water out to the system.

I am (to be candid) a bit confused myself - (trying to constrain this answer to pump and pressure controls and tanks nevertheless)

Is this right:

You're running water in a sprinkler system (often that high level of usage can exhaust a well - is this well ONLY for the sprinkler system?)

When the sprinkler sys. is running the relay is quiet - that's because the pump is probably running continuously

When the sprinkler stops the pump and relay expect to keep running long enough to reach the pressure control CUT_OUT pressure (70 psi on your system).

Then the pump will stop and IF NO WATER IS BEING USED the system will just sit there quietly.

But your system shows a pressure drop down to 30 psi - the pump control's CUT IN prssure and the pump turns back on.

When we see this there is
- water running somewhere in the building - a leaky pipe, a running toilet
or
- water leaking out of a leak in well piping
- or a leaky check valve or foot valve between the pump and the bottom of water piping (or submersible pump) in the well.

I suspect you've got a bad foot valve or check valve

I meant to say dropping from 70psi down to about 30psi

When the pump is pumping water for my sprinker system while it is in action, the SquareD relay box is quiet. But once the sprinkler is stopped, the relay in the SquareD box enages/disengages about every 15 seconds.

If I shut off the water flowing into the Well Trol Pressure tank the relay stops its 15 second cycle. There is water pressure gage showing pressure rising to about 70psi then dropping to 0 when the relay engages. It does this over and over as long as well pump water is made available to the system. The Well Trol pressure tank has 28psi of pressure. Is this not enough ?

If all electrical power to the building is off then I would not expect the well pump to be running and I would not expect any of its components, electrical or mechanical, to be a source of noise.

I speculate that there is a leaky foot valve or check valve (or a leaky well pipe) and that maybe you're hearing water flowing backwards into the well from the pressure tank when the pump is off.

In my OPINION it sounds remarkably strange to claim that you should drill a new well and install all new well equipment if the actual problem is a bad foot valve.

You ought to be able to pull well piping, replace foot valve, replace any questionable piping, and even replace a pump and pressure tank for a fraction of the cost of drilling a new well, and that's *before* eating the risk that after $8200. of your well drilling quote you haven't reached an adequate water flow and have to keep drilling deeper, for a deeper dig into your pockets.

For a well expert to tell you it's not worth replacing a bad foot valve (the part is typically less than $20. U.S. there must be a mystery here that we don't understand.

I have a constant straining fluctuating humming noise in the house, originating from the well and traveling through the pipes.

The noise is on even with no power to the house.

While the pump is running, the noise ceases. There is no noise while top pressure of 60 psi is maintained.

After a very short time the pressure start drolli g slowly, and when it goes under 40, the noise re-starts. The pressure drops slower if I isolate the house from the water tank. I do

have water, there was no need to prime the pump. It is a Gould's three stage jet pump on a 62 years old well that is 365 feet deep.

I was told it is a bad foot valve or leaky pipes inside of the well - not worthy to attempt the repair.

Having a new well drilled for $8,200.

Thoughts?

I was wondering are there any tricks to get the foot valve working again - if it is a clog ...

It's normal to hear some noise as water fills a pressure tank.

Humming from any electrical control box often means that a relay switch or low voltage transformer is acting up and may be near end of life.

I am new to having a well... after the freeze these last couple of days, I finally turned on the breaker to the well... no water was shooting out of the relief valve, BUT the switch control box started humming... If your water pump is submerged in the well (so you can't hear the pump motor) you may just hear the relay clicks

If the relay clicks repeatedly there are several possible causes such as

- burned points

- valve closed between pump and tank or

- dirty water filter downstream from pump

- waterlogged pressure tank

I have replaced my well pressure switch, which is attached to a bladder tank in my basement, due to severe arcing.

However the new one (30-50 psi) is still arcing when the contacts open and close. I am in the process of installing a propane heater within 10 feet of this pressure switch, and am concerned. I am thinking I could replace the capaciter? Is this normal operation for the pressure switch to arc? Any thoughts are appreciated.

My 1/2 HP deep well control box is beeping one beep per minute continuously since a power outage a few days ago. I replaced the control box but the beeping is still occurring. The water flow and pressure in the house does not seem to have diminished whatsoever, and the holding tank has 38 psi as it usually does. What are potential reasons for this?

Usually buzzing in a control box like the one you describe by Webtrol means that a low voltage transformer or more likely a relay switch is failing or has failed. I'd replace the control or at the least, if possible the buzzing relay. Watch out for electrocution - death by shock.

Water stopped coming through the faucet the other day.

Notice the Webtrol control box for the well pump has a buzzing sound that comes about every15-30 seconds then stops. The control switch (not the control box) on what i believe to be the bladder looks somewhat burned out, but not really sure how to test if its still working or not.

With the cold weather i had been letting the watter run a slow drip on the faucets, i am gessing I burnt out the control switch by doing this? My guess about the buzz from the control box is its just telling me something isnt working properly in the system.

I am a DIY as much as possible but havent really looked into replacing a control switch yet and not sure if that is where i should start. Unfortunately the house was a forclosure and no back story on the well system.

Generally no, except that if the pump was running when you stopped using water you might hear the switch click once when the cut-off pressure is reached.

Perhaps your new switch includes a pump protection circuit. If so, the switch will turn off the pump if it finds the pump running dry;

Finding deposits on the points, unless by some fluke the switch was defective, is not going to be fixed by cleaning the points: once you scrape or sand the contacts in any electrical relay, the small natural arcing that leaves some burned material on the contact surfaces will actually increase because you've removed the original protective plating on the contacts.

I'd instead look for causes of short cycling (search InspectApedia for PUMP SHORT CYCLING CAUSE if your pump has been turning on and off to rapidly
or

I'd check for debris in the water supply that might clog either the pressure sensor port on the pump pressure control switch or that might clog the tube that conducts water pressure to the pump. More details are below in my reply to Ozarks.

We had a new pump and pressure tank put in two weeks ago. The new switch on the pump keeps stopping. They have come and cleaned the circuit points in the switch and it will run about two weeks and quits again. They are finding the points in the switch covered with some type of coating and it has to be cleaned again. What could be causing this? They are ready to put in another new switch if the cleaning job they did this time does not work.

Often a very rapid on-off cycling of the pump or pump control switch - less than a second - is due to very rapid rise to cut-off pressure. I think this happens wehn

- a valve out of the pressure tank is closed

- a filter cartridge is very dirty and blocking water flow out of the system

- a pressure tank is waterlogged

- sometimes a pressure control switch is defective

I wonder if the pump is having trouble reaching the cutoff pressure or if there is air in the system piping or water source. If your filter cartridge is see-through you might look for bubbling.

A year after upgrading the well tank pressure switch (from 30-50 to 40-60 w/ LPCO) and the pressure tank itself (from 20 to 32 gallons), noise has recently developed in the vicinity of the tank T. Cut-in at 20 psi and cut-out at 60 psi continues. After cut-in, noise develops at 45 psi, continues, and then subsides at 55 psi.

The noise is a moderately frequent rattle/knock very similar to the noise we'd get as kids when we attached playing cards to the fender strut on our bicycles. Until the noise starts, the fill rate seems about normal which used to result is a replenish cycle of about 45 seconds. Now, once the noise starts the fill rate seems reduced and the replenish cycle is about 2 minutes.

The tank seems to fill normally, as (by hand touch) the lower half is cold from the ground water temperature, and the upper half is warmer from the ambient room temperature. The well yield is unknown, but in the 22 years we've occupied our premises we've never exhausted the water supply. (Nominal load: two people, dishwasher, clothes washer, three bathrooms/toilets, two showers.)

Sediment collection (usually small, fine grit) at the whole-house filter continues at a minor level. The 1-micron carbon filter requires changing every 1.5 - 2 months. From these symptoms is seems the submersible pump may be failing. It's a half-horse Gould located at 75 feet in a 90 foot well. It was installed, new, in 1983.

After running no problems for several years, in july 2014 water pressure dropped to zero before pump kicked in. I replaced the Square D pressure switch (40-60) and life was good again. Same thing happened last week. I replaced the switch and could not get the switch to cut out. I adjusted the range switch to no avail.

Suspecting a bad switch, I went back to Menards and purchased a replacement switch. Same problems--would not cut out--I turned power off at 70 PSI. Could not adjust to make any difference.

Thinking the whoe batch was defective, I purchased a 30-50 switch from Lowes this time. After backing off the range screw 9 turns CCW, I got a cut out at 30 PSI. I adjust 3T CW & got cut out at 39 PSI. I adjusted 3 more T CW and switch would NOT cut out but made a surging sound.

Through all these trials, switch wouold not cut in--I had to use screwdriver to trip lever back to cut-in position.
I called SquareD tech support & he said my pressure tank pressure was off. I checked & it was the same as always: 38 PSI.

Any suggestions?

I'm not sure what's happening, Huey. Are you sure the noise is coming from the pump itself and not building piping? Search InspectApedia.com for WATER HAMMER NOISE to read details.

If you are sure the noise is at the pump motor look for

- loose motor mounts

- a failing impeller assembly

- loose piping near the pump

- something else I've not thought of

Find and fix the source of vibration: a loose pump mount, loose pipe, failing pump bearing. You might also need vibration / sound isolating plumbing pipe mounts but I'd prefer to find and fix the cause than to treat the symptom.

There are multiple causes of pump noise. A very common one is running the pump dry - having lost its prime.

IN that condition the water pump sounds more noisy than usual and the sound level will drop when the pump impeller chamber is re-primed (water full). Other noises may be due to a failing bearing, loose connections, loose pump mount, air in the water supply.

Andy I can't tell if the problem is that the pressure switch has failed or if the pump motor has failed and the switch is buzzing trying to turn on the pump.

And if this is a deep well with a submersible pump in the well there MA be a second relay that actually turns on the pump.

I would turn the system off -electrical switch - and get some help from an electrician or plumber familiar with pumps and controls. Keep us posted.

Anon: I don't know. Often flowing water will cause water piping to move around from pump vibration, surging pressures or (not so good) even air in the lines; securing the piping, perhaps using fittings intended to avoid conducting noise, may be a first step.

Question: Pumptrol 40-60 arcing - how to contact Schneider Electric

I just installed a new pressure tank and switch. The switch is a pumptrol 40-60. The switch arcs once it reaches the 60psi cutoff pressure. It does not chatter or bounce,it just sparks as contacts separate. Is this normal?

Reply: Arcing at the pressure control switch

I'd check for dirt on contacts (don't file or sand them) - with POWER OFF -and also check voltage as well as for loose connections. If all of those are clean and secure you may be seeing a normal arc.

If it's large, bright, I suspect a bad switch. Call the manufacturer (Schneider Electric) to ask if they want you to replace the device. Keep us posted.

Sorry Sandra but though we'd like to help I'm mostly confused. I don't know what "hot press" you mean. Youi've posted a question on a page about water pump pressure control switches.

If you mean that the water pump pressure control switch is clicking on and off that may be normal if your system is using water, or it may mean that the well pump is short-cycling - in that case see
