Devices detecting leaks in water supply piping and for shutting off leaking water pipes or water supply systems.
This article series describes devices used to detect leaks, building water entry, flooding, sewage backups or other sources of building water problems. We explain where, why, and how to find and stop water supply and drain leaks and we provide links to articles giving additional detail to stop, fix, or prevent building water entry problems or sewage backups.
Watch out: a water supply leak, left un-attended, can cause catastrophic damage to a building, wetting floors, walls, ceilings, and even small chronic leaks can cause expensive mold contamination in building ceilings, walls, floors.

Water Entry, Plumbing Leak, Sewage Backup Detection Devices & Tools
Water leak detector costs range from under $10. U.S.D. (Sabre water leak alarm) to $900. or more (PHYN Smart Water Home use monitor and leak detection system plus Phyn automagic water shutoff if a leak is detected) to $2000. or more for sophisticated tools to find leaks underground or leaks under a floor or concrete slab.
These devices vary considerably in function from the simple sounding of an audible alarm to the ability to shut off the water supply to a building and to notify you by smart-phone app or other means.
Sources for leak detection devices and tools include the manufacturers themselves (listed below), building suppliers such as Home Depot and Lowes, your local plumbing and hardware stores, and of course on-line vendors such as Amazon and Walmart.
In order to absolutely assure our readers that we write and report without bias we do not sell any products nor services, nor do we have any business or financial relationships that could create such conflicts of interest.

Plumbing Leak / Water Alarm & Automatic Water Shutoff Valve Features
Before looking through our alphabetical list of plumbing and water leak detection devices and alarms and automatic water shutoff controls given below, consider what features are important to you.
Here are some key features of leak detection tools and automatic water system shutoff devices.
Leak detector alarm type:
some of these devices only sound an audible alarm: beeps or a siren;
others can turn on a light or a remote siren that is part of a home security system; still others can send a notification to your smartphone or can even send you email notice that a leak has been detected.
Leak detector water control capability:
some water flow sensors and leak detectors mount in-line on a water main and can shut off water in the event of a burst pipe.
Other leak detectors - most of them - can not stop water flow but instead sound an alarm or notify you of the leak.
Leak detector system components required:
leak detectors range from very simple - detect water & sound an alarm - to sophisticated - detect water, monitor flow, close a water valve, sound an alarm, notify by smart-app; but
Watch out: some of these products make clear that to complete a working installation you may also need a pre-set-up home controller system such as those by SmartThings, Wink, Nexia, Control4, Universal Devices or Honeywell, and an existing home wi-fi system as well as a smartphone onto which you must download a custom app.
By contrast, simpler water detection alarms are often self-contained, but can only sound an alarm or (with wi-fi) turn on a light or siren.
Leak detector electrical power source:
plug-in to 120VAC receptacle, replaceable battery, rechargeable battery, single-use battery, not replaceable; what are the battery life, type, & cost
Leak scope coverage:
some of these devices are designed to mount on individual plumbing fixture water supply lines such as supply risers to a sink and so are very specific and narrow in scope - suitable perhaps for monitoring a bathroom in a freeze-prone area of your building.
Other devices that detect water on a surface will thus respond to a leak from any source as long as the leak sends water to the location of the device - suitable for monitoring a leak from any of several water-using devices in a single area, like a basement cluster that includes a water heater, heating boiler, air conditioner condensate drain, and perhaps a nearby washing machine.
To protect an entire building from a burst pipe or leak anywhere in the building you'd need a whole-building protection device that can turn off water at the building water supply or entry point, such as the Water Hero P-100 Leak Detector & Automatic Water Shutoff System or the StreamLabs Smart Home Water Monitor & Control System.
Leak detector integration:
most of these leak detection systems and devices are a solitary device that either mounts on or in a pipeline or that use a sensor to detect water on a floor or other surface.
But an option for some building owners whose water supply is from a private well or a water pressure booster pump is the use of a water pump that includes a built-in leak detector.
These pumps can slow down or even turn off themselves if the pump's sensors detect a leak, or the pump may simply light an alarm if it senses a very slow leak that it considers a "drip".
Leak detector life:
most of these devices are re-usable; at least one inexpensive leak alarm (from Honeywell) is a "single-use" only alarm. Also see our note above on electrical power source & battery life.
Leak detector mounting requirements: Invasive vs. non-Invasive:
some devices such as those able to turn off water flow must be mounted by cutting into an existing water supply pipe (an "invasive" installation requiring plumbing work);
others clamp on to an existing water supply pipe or water meter to monitor water flow and temperature (non-invasive monitoring system).
Simpler leak detectors are wall or floor or appliance-side mounted and use a probe or a remote probe to sense the presence of water.
Leak detector portability:
some leak detectors are actually portable tools that can be used by a plumber or home inspector such as the General Wire GR-LE Leak Location System described below, while others, such as snap-on or clamp-on leak detection devices are easily removed for use in another building or location.
Leak detector shape:
some water leak sensors intended to detect water on a surface such as cabinet base or floor are low-profile and can slip under an appliance (washing machine);
others are magnetic and can mount on the steel side of a water heater, clothes washer, heating boiler;
Leak detectors: special purpose:
some leak detectors are designed for specific appliances such as Taco's LeakBreaker that is designed to shut off a hot water heater (hot water cylinder or calorifier or geyser) or other "water appliance that has a 3/4" or smaller connection) in the event that a leak is detected.
Other leak detectors are generic, sensing water on a surface or water flow in a pipe.
Still other leak detector and shutoff systems are designed to work only on a sink or toilet water supply riser.
Leak detector remote probes:
some leak detectors include a remote probe that can sound the alarm if water is rising to an abnormal level is a sump pit or pumping station
Leak detector software compatibility:
does the device communicate with your existing software, smart home system, smartphone apps or only with a custom one-off from the manufacturer?
Leak detector temperature sensing:
some leak detectors also monitor water temperature or area temperature to permit sounding a freezing pipes alert
Leak detector Wi-fi capability,
including wi-fi range (varies considerably among devices); many of these devices are compatible with home WiFi systems while the simplest and least-costly devices do not connect to WiFi and simply sound an alarm.
Watch out: the operating distance between leak detector controllers and leak detection devices connected on a building's local WiFi system varies significantly, from about 40 ft. to 1000 ft. or more. But these distances must be taken with a grain of salt: obstructions, walls, and metal cabinets or surfaces will make a significant difference in the actual working distances for leak detectors and automatic shutoff valves.
We have also read consumer comments that vary considerably about the success of connecting the leak detector controller to local wi-fi as well as about the stability of that connection. Keep in mind that connection problems may have to do with your local wi-fi setup and may not reflect a defect in the leak detection system itself.
Leak detector water temperature:
some of these leak detector and automatic shutoff controls that mount on water supply lines work on cold water piping only, others can serve both hot or cold water supply lines.

Manufacturer's description: The new Gen-Ear LE is a simplified, more economical tool with stronger sound amplification than other systems. Use it to pinpoint waterleaks in residential and commercial water lines, whether they are under concrete slabs, in walls, swimming pools and hot tubs.
The compact amplifier fits easily in the the palm of your hand. It provides noise-free amplification with built-in preset audio filters, so you don't have to guess what settings to use. And the high performance headphones with noise cancellation features block out interference from ambient noise.
The ground sensor listens for the gurgling or hammering of water escaping from a cracked pipe under concrete, asphalt, or tile. For soft surfaces like grass or carpet, use the probe rods. Or, for above ground pipes or hydrants, you can use either the probe rods or the magnet attachment. For especially hard to find leaks, the Sound Amplification Manifold adds air to the line, increasing water pressure.

Above: We placed the sensor in an area where it's not likely to be disturbed by building occupants. Else we might have used a bit of duct tape across the sensor-wire to keep it in place.
And we used a magic marker to write a number on each of the sensors so that when entering them in the Wasserstein smartphone app, we could keep straight which sensor was located at which location in the building.
Below: the wall clamp lets us mount the sensor out of likely reach of wet conditions. The three pins on the back of the sensor fit into the wall clamp's holes.

For a multi-unit building complex concerned with water entry or leak detection, in my opinion the YoLink solution better for a wider deployment, and particularly if it gets to a dozen or more units. One central place to manage everything.The advantage is the long range LoRa . 1 mile+ range.
So you can have one hub for an entire complex, as opposed to hooking to wifi in each unit. - Anonymous by private email 2022/01/18
