Your photo indeed looks like mold, though a rather small area, perhaps a square foot or so - not enough, by itself to be likely to explain a health issue in a home.

However if the same leaks that produced the mold you see have also produced a larger, hidden mold colony, such as inside of a wall, ceiling, or floor, there could be a greater hazard. It's worth investigating.

Raccoons in the attic and chimney of a building can be hazardous.

I have lived here for 3 years I rent my daughter and I are very sick the black mold is visible and it’s a known fact that a sewage cap is missing in the basement the house is always moist the whole house especially the basement and it smells like mildew it also stays cold during the cold months I have had 4 sets of raccoons in my attic and chimney also I have attached one of the photos of what I’ve found there’s way more

Wall to wall carpet that has been flooded is usually thrown out along with padding. Leaving it in ace is likely to lead to a mold problem.

In Addition. If water entered the wall cavities those need to be opened, cleaned, dried, for the same reason.

My landlord installed a new dishwasher. A few days later I notices my carpet outside the kitchen was a little wet in one spot. My dishwasher is about 12 to 15 get from the wet area and the flooring in my kitchen is that fake wood adhesive flooring from Sherwin Williams. I notified my landlord that I suspected a leak.

They didn't come look at it for almost 2 weeks in which time the water had spread to about a 7 square foot area and was very very drenched. Walking through it made that sloshing sound.he came and found out it was coming from the new dishwasher and Jay fixed that. He told me it was very wet under the kitchen floor but he thinks it will dry.

My concern is that with water sitting there that long especially under the carpet could be a concern for possible mold. Am I worrying too much? If not, and there is cause for concern, how do I go about getting them to replace the carpet and padding underneath it.

I don't quite understand the question but if you're suggesting that the pile of branches outside is causing a mold problem inside that doesn't seem very likely unless they're leaning against the building and causing water entering.

You can certainly ask the owner to remove the debris.

I have one vent in my studio apartment, and it's in my bathroom. It's not used seeing as how we do not have central air or heat, but it is not blocked off at all.

I have a stray cat that climbs underneath the house and comes up through the vent. I could just block it off myself or sit something on top of it, but I feel that it's not my responsibility considering this is just one of numerous problems. My heat has been broken for over a month, but yet she still expects me to pay rent. All three units in the building have cockroaches that she has yet to spray for just brought me foggers.

My bathroom has mold. I had no fire alarm when I moved in, and still don't. My front door needs replaced, because it was glued together to begin with and I went to open it one day and it fell apart

. I feel I don't owe her a dime until I'm getting what I'm supposed to be paying for. Am I wrong? Is any of this legal?

If you have clear evidence of an unsafe environment in your apartment or rental home, and if you have a standard lease that entitles you to a safe, habitable home, you may have legal recourse though I never leap to recommend that step as it's costly and enervating. You might also get help from your health department.

my air ducts are contaiminated with 40 year old fiberglass in the air stream. my pets and I are ill from it and had to go stay in motels. The owner and manager don't want to fix, clean or replace the air ducts and I need monies to move out as I paid so much in motels I have nothing to get into a new place and pay for first and last, moving costs, medical and vet fees.

Hi. Ok, so my fiance and I along with our 2 daughters moved into this mobile home 2 yrs ago. The 3rd day we were here it rained and the roof started leaking in our oldest daughters bedroom. (mind you they have patched the roof prior to us moving in, and thats not even where the leaking is.) I then immediatly emailed the front office about it.

They came the next day and placed a tarp over it, which blew off a hour later due to heavy rain and wind. About half a yr goes by and it starts leaking in our youngest daughters room as well. Now, 6 months ago it started leaking in the living room.

Now it looks like the living room ceiling is going to cave in I can see the black mold growing in the holes of the ceiling. The manager of the mobile home park has come by here (roughly a yr ago or so) and was told about the problem again. When we have gone and paid our rent to the office they have spoke up and said they would get someone by here to take care of it and still to this day noone has been by to look at it.

Now, mind you they have this "Gold Key Service" that they are "SUPPOSE" to do every month which requires them to spray for bugs, talk to the tenants about what might be wrong, check for leaks, etc... but, we have probably seen them maybe a total of 3 times this year. I get charged $15.00 a month for this service that I dont even get or use.

Because, I find it pointless for them to do anything like that, considering I have been here for 2 years and not one thing has been fixed by them. They have come in once or twice and both times they have left and the next day I have a note on my door about replacing something in my home that was messed up.

I replaced it and noone has even come to see if it had been replaced. I get notices on my door about Gold Key every month and never see them. Not to meantion notes about replacing some blinds. I have never been late on a payment and I always pay over the amount I have never been late on a payment and I always pay over the amount thats due.

To top it all off this month my daughter placed the rent payment in the mailbox instead of the drop box by accident. Luckily, the mail lady found it 4 days later. Which made me late, of course.

They charged me an additional 150.00 and went ahead with the eviction. I had to return my daughters christmas gift to the store just to keep from getting evicted. Now, I am not the one to complain about things over and over but, with all things considered, right is right and wrong is wrong. What can I do about this?

Your description does sound like there's a building related indoor air quality problem.

Since there's no obvious visible mold Reservoir what's probably need it is a thorough visual inspection of the home buy an environmental or home inspector who's familiar with these issues. Such an inspector looks for common things that are likely to cause a hidden mold Reservoir such as leaks into a ceiling or wall. She might also look for past history of animals rodents pets Etc. Of course there could be some other cause as well

I smelled mold in sept but the smell went away. However I continued to have burning eyes and skin really red cheeks and a burning sensation in my throat. I don’t see mold but the smell was right outside the closet where the washer dryer is . I suspected the front loader washer and suggested taking it out. I have a mold issue with my landlord and he refuses to help us. We have been in a hotel now since Sept. 21,2017 and today is Oct.27th with no signs of being able to return.

Our kids were sick for way to long , and after finding mold growing in the shower cavity of the bathroom , their symptoms started making me think maybe we have a problem

: Itchy eyes, burning eyes and scratchy throats were their first signs also one child always had ringworm, after the coughing didn't stop for a couple weeks that is what alarmed me to seek their doctors opinion.

She did confirm their symptoms were signs of a unsafe air in the apartment .So that has lead us to the hotel. From there I contacted our local health department and he told management that it was a minor mold problem and it didn't warrant a air test (because those things are expensive) those were his works and that management could do the repair and clean up.

Upon tear out of the shower wall more mold was exposed and we had them stop work and had health department come back and look he still insisted that management could do tear out.

After the mold being exposed for about a week a professional company came in and did a air test, the test came back it was higher mold then outside , and recommended a professional company do remediation because of how high the counts were, still owner had manager do it.

After he had finished the cleanup I still felt horrible when in the apartment and decided to go show the health department the mold results, he did agree they were elevated and made a point that day to go talk to management. When the manager told him another air test would be done in the following week the inspector told him to do 3 rooms, which the manager didn't do.

He had the professional company do the main problem room bathroom and a bedroom. The results came back an the mold was elevated and showed signs of spreading throughout the apartment.

I went down and showed the inspector the results he immediately called owner and manager and told them it was time that a professional company to the remediation because now the apartment is uninhabitable until its done right. We have more of certain molds that the main room ever had and owner refuses to talk to us or our lawyer. They insist still it is just a little issue of mold and have been playing a cat and mouse game with us. We can not find out when the company is coming or what we should even do with our things .

Are beds our furniture no one will talk to us. The professional mold guy repeatedly told me during his testing that the mold issue should of never been touched by a non professional person it was a bad mold problem and only made it worse by management cleaning it and then asked me why the health department hasn't helped or made them do the clean by a professional I told him they said it was okay for management to do it.

He just shook his head, then I asked him to put it in writing for me and he said he couldn't because we didn't hire him the owner did. We live in Indiana and law says we can't do our own mold testing the owner has to do it . Well he did it and decided not to use the professional company.

Can you tell me what the laws are in Indiana for a owner to do this ?

I wish I could send pictures and show you the extent of the mold. It went all the way into our girls wall closet and baseboards. We are at a lose .

my a/c unit got messed up owners been saying for a month they will change but no they gave us a window unit and my kkds have been getting fever coughing alot i been giving them medicine but they dont get better my son has been absent for 1week to school because his sick just found out the window unit had mold what can i do

We live in an upscale rental complex. Or so I thought. There is a bay window in our bedroom that has been leaking off and on for 3 years.

They keep patching it instead of actually having it fixed. Our bed is next to it, and under the leaky spot. It has opened up completely several times to where we had to move the bed and put 5 pots down. I’m worried about mold! Any suggestions how to handle this?

Large areas of indoor mold contamination, more than 30 sqft. are a sufficient health hazard that professional cleanup is appropriate, and of course the source of leaks (probably AC condensate drain) needs to be fixed.

If your landlord won't respond to written request and you are convinced there's a real hazard you may need to ask your health department for help.

My landlord informed me that the unit below has mold due to a leaking AC. He admitted that he's known about this for a year, and when I asked him if he was going to repair the damage he flat out said no. His reasoning being the tenant didn't take care of the place anyways so why bother. This is very disturbing to me, as the AC unit that has the mold is just below my bedroom.

So far I don't have any symptoms, but knowing this information really concerns and upsets me. Am I at risk? Is is lack of action a violation of any health/hazard laws? What are my rights now that I know this information?

I need help! My apartment flooded about 2 years ago from my ac. I contacted my apartment manager they sent maintains man he fixed ac and put box fan in to dry. Apartment manager said that she should have a expert come see if more needed to be done for mold problems. I mean the entire place was soaked, carpet in all rooms to the walls sheet rock and integer wood was soaked as well.

This happened twice. Now about 3 months ago i notified something was going on. Every where and every thing had a slightly slick or slimy fill to it. Also seemed to be kinda shiny. Every surface and every thing.

Even foods afected and clothing in closets. Then i started to see a yellowish or orange color and black stuff with a sort of shine to it almost crystal looking. Not like the round mold pics but in a line type. From wood to metal to tile. I can find it every where. Have noticed health issue lately.

Mental illness too. I have two kids that visit me every weekend and my oldest had RSV as a infant.

Now he has a immune disorder and lung problems with ear nose and throat problems. My main concern is them!!! I need to contact insectapedia by phone. Have sent email to editor. I am physically and mentally disabled. I have absolutely no funds no way to move and no help. My life is not good on the best day.

I have had 9 spinal surgerys in the last 6 years and my toe's have went numb so looking at another soon. Im bipolar with psychotic tendency's. Been doing good for 6 years and see all my doctors regally. On top of that i just learned my. Brother is looking at a lifetime sentence in prison. I am litterly on my knees regally in tears by all this.

I live in horrible pain!!! Life has no joy except for my kids. Everything i do every time i move it causes pain. Have a degenerative spine and degenerative disc disease. I am so overwhelmed i cry my self to sleep. Can any one please help. I have no one and cant even drive do to taking 80 mg of oxycodone a day for pain and pain doctor tells me I need twice that but physically cant take it.

never live in a condo. you don't own the building so you have no control over the building. therefore you have no control over some thing which you paid a pretty penny for.

If you do not see mold that can be removed or cleaned up, then the next step is going to be to look into places where there have been leaks into ceilings walls or floors.

Typically what I do is to pick the place that is most suspect of having had a week and make a test opening there to look in the interior of the wall.

If the total amount of visible mold is just around window and door openings or frames, it's not likely to explain a building-related illness. Just use normal household cleaners to remove the mold.

But if the mold or wet conditions you see also indicate a risk of a larger mold reservoir, say in a wall or ceiling cavity, that is worth exploring.

I live in a rent apartment and like couples mons ago I call to the manager cause I find moho in a wall of the window and patio doors. They send somebody of put it some skin of spring liquid and tell me that can be the heat of was low and tell me that we going to pay for any issues in the apartment for that. But that is no true because the heat is automatically what mean that they control that.

Well now I recorded a video and take some pictures cause the moho is backing and the wall in a window and patio doors drying water inside the our apartament. I expend last 2 week sick... like if I have allergies and I don't know if are for this. What you recommend to me please?

I am a condo owner. The condo above mine has had water leaking into my condo for 11 months. My insurance company fixes the damage and gets ride of all the mold not it's happening again.

This is the 4th time, the woman who lives upstairs is in foreclosure, has been for a year. I have talk to 6 Attorneys; I get the same crap, there's nothing we can do.

My Property Management company is useless, I have complained to them over 20 times and they say the same thing "there's nothing we can do.

Now mold has spread into other condo units. I have no recourse except to spend money for a lawyer and get nothing because she has nothing. It's her shower, toilet and Dishwasher.

We moved into our house a little over a year ago. There is no ventilation system in the house. Not in the kitchen bathroom anywhere... The moisture issue has gotten to the point there is dark mold growing in almost every corner of the house and is literally covering the upstairs windows... We have already looked into another house but still owe one more month on this house.

What should I do to remedy the payment situation? I'm not looking to get any extra money but want my deposit and don't feel we should have to pay for the month of December.

I am the manager of an apartment building and a mushroom grew out of the ceiling in the bathroom. Around the same time my eyes turned red and were very dry (I am severely allergic to mold). Maintenance opened a very small piece of the ceiling. The 2 x 4s were blackened but maintenance said that was normal. It was dry inside.

As I was cleaning up the mess I found a piece of drywall that was completely black and sooty. I showed it to the management company and they said it was inactive. They send a contractor over to test for leaks.

He inserted a couple of needles into the ceiling and said there were no leaks. I had already done a mold test but had not received the results. The results were penicillium and cladosporium. I am tired and my nose is swollen, pain in abdomen and swollen upper back along with dizziness and headaches for over a month.

My doctor wants to send me to an infectious disease doctor but I do not have insurance. I gave the results to the owner of the property but he did not say anything. He did take the paperwork with him. Does there have to be a leak to have the tests come back with penicillium and cladosporium? we just found another apartment that had a slab leak and we had to remove the bathtub, tiles and boards underneath the drywall.

Should we remove the entire ceiling (there was a leak before we took over this building, you can see where they removed a portion of the ceiling)?

We have been living in an apt. in Oxford NZ. The bathroom has had mold in the windows, but not everywhere. When I mop the floor, within 24 hours there is a black filmy substance all over the floors. Can't see where its coming from, but we live downstairs of a two story place. Should we be concerned about what is in the air depositing on the floors?

Question: my rental trailer has water leaks, gas leaks, carbon monoxide leaks - the owner says the black stuff I see is not harmful mold

I moved into a single wide trailer 3 months ago in Battlement mesa, CO I am a 61 yr old disabled person on O2 a t night. Since I have been here there has been a water leak under the floor, one through the roof, gas leaks and carbon monoxide leaks. I have had the maintenance people over every week. They half way fix things or tell me I am wrong about things. The leak under the floor got so bad the windows where dripping with moisture and the humidity in here was stifling.

Today they finally had to do something because the walls where wet and it has smelled terrible in here the whole time. They pulled off a panel, and found one leak and then knocked holes in the floor and found way more leaking. There is black stuff along the bottom of the walls and on the floor. All the wood is blackened and rotted.

I had the owner come look at the mess. Now they say it’s not mold, the stink will go away, it’s just old, and they have seen worse. I have breathed this smell all day. I feel like it’s in my mouth. I don’t trust these people. I am afraid I am going to die in this place.

What do you suggest? They have a fan blowing in there now, and I am going to sleep on the floor tonight, for at least for four more days.If they don’t think the black stuff is mold and just cover it up, will it make me sick? I can’t afford to move again. Also, the lease says I don’t get my deposit back $500 when I leave. I know I signed this even though I never had that in a lease before, but I needed a place to live that I could afford after the bank foreclosed on my home. The bank did not even care I was disabled. - J.M.

A competent onsite inspection by an expert usually finds additional clues that help accurately diagnose a problem with mold, leaks, and more of an emergency, possible very serious health risks for someone with a respiratory illness as you must have if you need to use oxygen for breathing assistance.

That said, here are some things to consider:

Watch out: My first concern is that running fans in a moldy area risks an enormous increase in the level of airborne mold, if problem mold is present - and could thus increase the mold hazard for you.

Second, it would be appropriate to have a neutral professional, someone with no link to your property management/ownership and with no connection to companies who repair or fix mold or buildings to examine your home for unsafe conditions, leak causes, and visible mold. That inspection may or may not lead to the need for some supporting mold testing. Mold tests without an inspection are unreliable.
